PlanForce is helping Magellan Investment Partners make improvements and upgrades to the Cascade at Town Center mixed-use development in Eden Prairie (formerly known as Lincoln Parc). Originally designed for office and retail uses on the ground floor, Magellan is converting a portion of the space into 16 residential rental units. The upgraded space will also house several small, single-office users. The improvements include rebranding the property as Cascade at Town Center.
The 16 newly-created residential units will be studio apartments with lower rent than the existing one- and two-bedroom units. Twenty percent of these new units will be subject to affordability restrictions, adding to the pool of affordable multi-family housing in Eden Prairie.
PlanForce is also helping Magellan renovate the property’s common area amenities and make improvements to the interior hallways and lighting. Redesigned common areas will feature ceramic tile, patterned wood floors, and industrial-style finishes. The new interior design brings a fresh, modern aesthetic that complements the region’s upscale image.
Preparing for Light Rail
In addition to the new studio apartments, the project incorporates a variety of exterior improvements and upgrades. These include painting, rebranding the property and installing new signage, and upgrading the courtyard areas. In fact, the southeast corner of the site is getting a complete landscape make-over. The new monument sign will be located near the corner of the site. It will include a new boulder retaining wall and new landscape materials surrounding the monument.
As part of the redesign, PlanForce helped Magellan get the property re-zoned as Town Center Mixed Use (TC-MU). Together, the improvements hope to take advantage of the anticipated Eden Prairie Town Center LRT station, which will be located adjacent to the north end of the property.
The new Cascade at Town Center will be a better place to call home and will enhance the surrounding neighborhood.
