The 2017 MNCAR Industrial Deal of the Year was awarded to the new My Pillow manufacturing facility in Shakopee, MN.

Last year, the company realized the need to consolidate and expand several divisions. My Pillow had been operating out of five buildings in Shakopee, but it wanted to move 50,000 square feet of pillow production, 40,000 square feet of storage and sheet production, two large storage buildings, and a 3,500 square foot retail showroom into one facility.

The company ultimately selected a Duke Realty build-to-suit location, based in part on space planning completed by PlanForce. The deal included a revision to the original speculative developement that made My Pillow the anchor tenant.

PlanForce provided design services that incorporated office, warehousing, and light manufacturing, consolidating My Pillow operations into a single, 173,000 SF facility. By strategically planning upgrades of the sprinkler system only in high-pile storage areas, we were able to reduce the cost of the project while meeting code requirements and ensuring safety in a plant with highly flammable materials.

In the new space, My Pillow has been able to reduce operating costs, allowing them to hire more employees. And by staying in Shakopee, the company gets to help maintain the viability of the city as a growing hub for industrial manufacturing and distribution.
